CP AXTRA Public Company Limited, the operator of Makro and Lotus’s, has officially launched its “Happy & Healthy Mall” strategy. The initiative transforms traditional retail and wholesale stores across Thailand into vibrant, integrated community spaces designed to support consumers across five generations.
As part of this initiative, the company will advance the development and renovation of 60 projects in 29 provinces between 2026 and 2027. This strategic expansion will increase CP AXTRA’s total shopping mall and rental footprint by 13%, reaching over 1.13 million square meters. The roadmap includes 10 projects set to open in 2026, followed by an additional 50 projects in 2027.
Transforming Retail Outlets into Multi-Generational Community Hubs
The “Happy & Healthy Mall” strategy addresses evolving consumer behaviors by redefining shopping centers as everyday living spaces. Built on four primary development formats—Lotus’s, Hybrid Store, Oasis, and Destination Creation—the strategy tailors each location to the unique context and lifestyle needs of its surrounding community.

It lies in spaces where people truly want to spend their time. The ‘Happy & Healthy Mall’ strategy represents one of CP AXTRA’s largest shopping-center development and renovation programs in years. Far more than a simple expansion, it is a strategic investment in a future-ready retail model that seamlessly integrates food, health, lifestyle, and community—elevating Makro and Lotus’s from traditional wholesale and retail stores into vibrant destinations where people return every day.”
To maximize quality traffic and sustainable growth, the hypermarket serves as a core anchor, connecting dining, services, and lifestyle experiences throughout the property. “At the heart of every project, we are elevating the Hypermarket to serve as the Traffic Anchor, connecting shopping, everyday living, and experiences across the entire mall to create mutual growth between the Hypermarket and shopping mall. At the same time, we curate the right tenant mix for each community by blending national and local brands that resonate with younger generations ,” Ongsri added.
Four Strategic Pillars to Drive Engagement and Sustainability
Every Happy & Healthy Mall project integrates four fundamental pillars: Food Destination, Lifestyle, Wellness, and Sustainability. The Food Destination pillar acts as a primary centerpiece, incorporating Lotus’s EATERY alongside local eateries, national restaurant chains, Grab & Go options, and dedicated food courts.
The Lifestyle and Wellness pillars aim to create all-day destinations for families and individuals. Features include curated fashion zones, IT repair centers (Fix & More), and interactive children’s edutainment spaces like Plearnburi. Under the WellNext framework, participating locations integrate health, beauty, and fitness services, including fitness centers, dental clinics, spas, salons, and evening aerobics sessions. Additionally, the Sustainability pillar equips properties with EV charging stations within Mobility Hubs and flexible community event spaces.
