Frasers Property (Thailand) Public Company Limited has collaborated with DOS Life, a water management specialist under Thammasorn Group, to co-develop an inspection chamber cover made from post-use high-density polyethylene (HDPE). Engineered as an alternative to traditional concrete models, the newly developed cover provides a 63% higher load-bearing capacity while reducing product weight by more than 80%.
The initiative is currently deployed across four residential projects under a pilot program involving 6,105 covers, returning over 6.5 tonnes of post-use plastic to practical utility and cutting greenhouse gas emissions by more than 1,123 kgCO2e. Frasers Property Thailand announced plans to release the design on a royalty-free open innovation basis to encourage broader adoption across Thailand’s property development sector.
Circular Material Engineering and Field Testing
The product emerged from more than a year of continuous joint development between both organizations, covering structural architecture, material selection, and rigorous performance evaluations. Manufactured from recycled HDPE, the cover integrates a reinforcing-rib framework configured to balance tensile strength, durability, and flexural resilience under daily operational demands.
Standardized load assessments using a Universal Testing Machine (UTM), conducted in accordance with methods referenced in draft Thai Industrial Standard TIS 2962-2562, verified that the recycled component withstands 63% more mechanical load than traditional concrete benchmarks. Dhiti Towiwat, President of Thammasorn Group, noted that the joint process focused directly on real-world durability and practical deployment needs from initial prototyping through full structural validation.
Fin-based perimeter detailing enables contractors to adjust gaps against chamber rims accurately, preventing unnecessary displacement and stabilizing the cover during extended ground exposure. Weighing over 80% less than concrete equivalents, the units also lower logistics overhead, vehicle fuel use, and transport emissions, while mitigating physical strain on construction teams during installation.
Extended Lifecycle and Water Management Integration
Engineered with an anticipated operational service life of at least 30 years—six times the five-year average typical of conventional concrete options—the HDPE covers significantly reduce long-term maintenance cycles and routine replacements. Four-way integrated drainage channels facilitate water flow to prevent leaf and debris buildup, while an open-and-close drainage port blocks insect and pest intrusion. The slip-resistant top surface incorporates an aesthetic finish suitable for diverse residential grounds.
Somboon Wasinchutchawal, Deputy Chief Executive Officer of Frasers Property (Thailand) Public Company Limited and Acting Chief Executive Officer of Residential Business, pointed out that concrete units frequently crack and pool water over time, forcing repeated maintenance. He explained that transitioning to recycled plastics directly aligns with circular economic goals by lowering demand for virgin materials and extending infrastructure lifecycles.
Wasinchutchawal added that the partnership with DOS Life also extends to complete domestic water handling frameworks, including clean water storage, distribution networks, grease traps, and residential wastewater treatment systems. In these residential communities, treated effluent is disinfected and recirculated to maintain surrounding landscape spaces.
The recycled-plastic inspection chamber covers are currently installed across four landed residential developments: GUTE Sukhumvit 76, GUTE Sathorn, Grandio Rama 2–Taksin, and Goldina Ngamwongwan–Prachachuen. Frasers Property Thailand plans to expand rollout across more than 70 residential projects by 2027.
